What we supply, and what we don't

We build the shell: frame, roof, siding, and the openings for doors and windows. We do not do interior finish, plumbing, electrical or HVAC. Being straight about that up front saves everyone time. Most of our barndominium customers use us for the envelope and bring in a general contractor for the interior, which is usually cheaper than a turnkey builder quoting the whole package.

Why clear-span changes the design

A stick-built house needs interior load-bearing walls. A clear-span steel frame does not — the roof load carries to the exterior columns. That means a 40'×60' shell gives you 2,400 square feet you can partition however you want, and re-partition in ten years without touching structure. It is the single practical reason people choose barndominiums over conventional construction.

Common layouts that actually work

40'×60' is the most requested size we quote: roughly 1,200 square feet of living space at one end and a 1,200 square-foot shop at the other. 30'×50' suits a couple who want a modest home with a two-bay workshop. Going to 50' or 60' wide gets expensive per square foot in framing, so most buyers get better value adding length rather than width.

How much does a barndominium cost in North Carolina?

The shell is a fraction of the finished cost. Our steel package covers frame, roof, siding and openings; interior finish, plumbing, electrical, HVAC and concrete are separate and typically run several times the shell price. Can you get a mortgage on a barndominium?

Some lenders finance them and some will not, and it varies more by lender than by state. Lenders generally want engineered drawings and a permanent foundation. We supply certified drawings, which removes one of the common obstacles — but talk to your lender before you order, not after. We are not a lender and cannot advise on your financing.

What is the most popular barndominium size?

40'×60' is what we quote most often — about 1,200 sq ft of living space plus a 1,200 sq ft shop. 30'×50' is the practical minimum for a full home with workspace. Adding length is cheaper per square foot than adding width.

Do barndominiums hold value?

In rural and semi-rural markets across the Southeast they appraise well, particularly where shop space is a selling point. In dense suburban neighbourhoods with conventional housing stock, comparables are harder to find. This is a real consideration worth discussing with a local appraiser before you commit.

How long does a barndominium shell take to build?

The shell goes up fast — often days rather than weeks once the slab is cured and materials are on site. The interior finish is what determines your overall timeline, and that depends on your contractor, not on us.
