Width beats length

Why nobody honest publishes fixed prices

Metal building pricing is driven by steel coil markets, which move constantly. Any company publishing a fixed price list is either updating it constantly, quoting high enough to absorb the swings, or planning to revise the number when you call. We quote from current coil cost, which means our number is real on the day we give it to you and we will tell you how long it holds.

The six things that move your price

Size is the obvious one, but width costs more than length — going from 30' to 40' wide is a bigger jump than adding 10' of length, because clear-span framing carries the load. Leg height drives framing weight. Roof style matters: vertical roofs cost more than regular but shed weather properly. Every door and window is both material and labour. Certified engineering adds cost where your county requires it. And site conditions — grading, anchoring, access — can change installation entirely.

How to compare two quotes fairly

Ask every supplier for framing gauge, panel gauge, roof style, anchor type, and whether delivery, installation and certification are included. Cheap quotes routinely exclude installation, use lighter framing, or assume a level site. When you normalise for those, the spread between quotes narrows dramatically. If a number looks far below everyone else, something has been left out of it — find out what before you sign.

Common Questions

How much does a metal building cost per square foot?

Cost per square foot drops as buildings get larger — a small carport carries a much higher per-foot cost than a 50'×100' warehouse, because fixed costs spread across more area. That makes per-square-foot a poor way to compare buildings of different sizes. Ask for a total delivered and installed price instead.

Why are online metal building prices so much cheaper?

Usually because the advertised number excludes delivery, installation, anchoring, or certification — or it specifies lighter framing than you were assuming. It may also be a base configuration with a regular roof and no upgrades. Ask any online seller for a written quote listing framing gauge, panel gauge, roof style and what is included, then compare.

How long is a quote good for?

Because we price from current steel coil cost, quotes hold for a defined window rather than indefinitely. We will tell you exactly how long yours is good for when we give it to you.

Does the price include delivery and installation?

Free delivery and setup are included within 100 miles of any of our 28 lots across NC, SC and VA. Beyond that radius we quote delivery separately and transparently. Site preparation such as grading or concrete is not included.

Can I finance a metal building?

Yes — our rent-to-own program requires no credit check. You take delivery and pay monthly, with the option to pay off early. It costs more in total than paying cash, which is worth weighing against getting the building now.
